A properly laid GRP or EPDM roof is typically good for twenty-five years or more, compared with ten to fifteen for traditional felt. The decking underneath and the falls matter as much as the surface, which is why we replace soft boards rather than covering them.
Sometimes. A localised split or a failed joint can be patched to buy time, and we will do that honestly if the rest of the roof is sound. If the decking is spongy or water is pooling, a patch is money down the drain and we will say so.
