Fibreglass, or GRP, is one of the most durable flat roofing systems you can put on a garage, extension or dormer. Installed properly, it should comfortably outlast felt and rival single-ply membranes. Here is what realistic lifespans look like, and what makes the difference between a roof that lasts 20 years and one that fails in 5.
A correctly installed GRP flat roof will typically last 20 to 30 years, and many installers offer guarantees of 20 or 25 years on the materials. Compare that with traditional three-layer felt, which often needs attention within 10 to 15 years, and GRP starts to look like good value even though it costs more up front.
The crucial phrase is correctly installed. GRP is a wet-laid system: resin and glass matting are applied by hand onto a dry timber deck, then finished with a pigmented topcoat. Get the conditions, the deck or the resin mix wrong and the lifespan drops sharply. The material itself rarely fails; the workmanship and the preparation are what decide how long the roof lasts.
The most common cause of early failure we see around Wrexham and the surrounding villages is installation in damp or cold conditions. GRP resin needs a dry deck and temperatures above roughly 5 degrees to cure properly, which matters in North Wales where dry windows can be short. Resin laid onto a damp board can blister or delaminate within a couple of years.
Ponding water is the other big one. Flat roofs should have a slight fall, usually around 1 in 80 or steeper, so rainwater drains away. If water sits in puddles for days after rain, the topcoat weathers faster and any small defect gets found out. Poor detailing at edges, upstands against walls and around rooflights also causes trouble, because those junctions do the hard work when wind-driven rain hits.
GRP tends to fail gradually rather than suddenly, which gives you time to act. The first sign is usually the topcoat dulling and turning chalky, which is cosmetic at first but means the UV protection is wearing thin. Hairline cracks, often at corners and along edge trims where the roof flexes, come next. Star-shaped cracks usually mean something has been dropped on the roof.
If you spot cracking or crazing early, a clean and re-topcoat is a straightforward job that can add another 10 years or more. Left alone, water eventually finds its way through to the deck, and once the timber below is wet you are looking at replacing sections of deck as well as the roof covering, which is a much bigger bill.
A GRP roof under 15 years old with localised cracking is normally worth repairing. Patches can be ground back and re-laminated, and a full re-topcoat refreshes the whole surface. Costs depend on access and roof size, but recoating a typical garage or extension roof is usually a few hundred pounds rather than thousands.
Replacement makes more sense when the deck is spongy underfoot, there are widespread blisters or delamination, or the roof was poorly laid in the first place. As a rough guide, a new GRP roof on a single garage in this area tends to fall somewhere between 1,500 and 3,500 pounds depending on deck condition, edge details and access, though every roof needs pricing on inspection. If your roof is approaching 25 years old and showing several symptoms at once, putting money into patch repairs rarely pays off.
Whichever route you take, ask any installer how they will handle the deck, the falls and the weather during installation. Those three answers tell you more about how long the roof will last than any brochure figure.
