It is one of the most common questions we get on jobs across Wrexham and the surrounding villages: are the boards along your roofline actually failing, or do they just look tired after a wet North Wales winter? The honest answer depends on what they are made of and what is going on underneath, so here is how to work it out before you spend a penny.
Fascias are the boards fixed to the ends of your rafters, carrying the guttering. Soffits are the horizontal boards tucked underneath, closing off the gap between the wall and the gutter line. On most homes in this area they are either uPVC (plastic) or timber.
This matters because timber and plastic fail in completely different ways. Timber rots, plastic does not. So the material largely decides whether a clean will do or whether you are looking at replacement.
If your boards are uPVC and the marks are only on the surface, cleaning is usually all you need. Green algae, black streaks below the gutter and general grime are cosmetic. A wipe down with a soft brush, warm soapy water or a dedicated uPVC cleaner brings them back, and it is a job many homeowners can do themselves from a stable ladder.
The real test is what happens when you press the board. Timber that feels soft, spongy or crumbles is rotten, and rot spreads, so a clean simply hides the problem. On uPVC, cracks, warping or boards pulling away from the roofline mean the fixings or the timber behind have gone.
Watch for signs that water is getting behind the boards: peeling paint on timber, damp patches on the ceiling of the top floor, or birds and wasps getting into the roof space. Soffits are not just for looks. They usually carry vents that let air flow into your loft and stop condensation building up.
